Overview
Our team was appointed during the planning phase to oversee the transformation of an existing caravan site into a high-quality residential park home development. The project involved the construction of 35 residential units, with Gould Groundworks acting as the main contractor throughout. From the outset, we worked closely with the client to coordinate all aspects of the build, ensuring the civil works were delivered on time and to specification. The site was successfully handed over upon completion, ready for occupation.
Scope of Work
The works involved extensive civil engineering tasks, including cut-and-fill operations to level the site, the installation of reinforced concrete bases for each home, and the construction of a comprehensive drainage system incorporating sewer pumping stations and an attenuation tank. Multiple retaining walls were built at varying heights, one of which measured 3 metres high and 60 metres long, constructed using Tobermore blocks. Additional works included the installation of all services, construction of new estate roads, and the integration of surface water management solutions. The entire scheme was delivered within a 36-week programme, with careful sequencing of tasks to maintain efficiency and minimise disruption.

Challenges
The steep gradient of the site presented significant engineering challenges, requiring careful design and staged construction of retaining walls to stabilise the land. Winter weather compounded the difficulties, with water pooling at lower levels and creating persistent muddy conditions. This required continual dewatering of excavations to maintain safe and workable conditions. Our team adapted working methods to ensure progress was maintained, making use of temporary drainage channels, pumps, and weather-resilient materials to keep the project on track.
Conclusion
Despite the challenging topography and adverse winter weather, the project was completed on schedule and to the highest standard. The finished park home site now offers a well-planned, fully serviced residential community with durable infrastructure designed for long-term performance. Our involvement from the planning stage allowed us to anticipate challenges, manage risks effectively, and deliver a result that met the client’s requirements in full.
